Curb Appeal
Curb appeal is your best chance to make a positive impact on buyers before they step foot into your home. The pluses and minuses that jump out at buyers shape their initial opinion of your house and how you keep up your home's regular maintenance.
Understanding this assists us in deciding what actions we can take to attract buyers from the street and into your house. If your home isn't at its best on the outside with touched up paint and colorful garden plants it's time to get those things done. Refer to the Curb Appeal Checklist and boost your home's final selling price.

Welcome Home
Does your place seem to say, "This is Your Next House" to a buyer? Touring your home from a buyer's perspective, I'll advise you of arrangements that enhance market appeal.
I'll suggest that you eliminate anything that gives the illusion of clutter. Table and counter tops should be cleared off. Knickknacks, sentimental items, family photos, and refrigerator drawings should get stored away too. We need to "de-personalize" the place so buyers can picture it as their new house.
Every room gets a once-over. I'll point out the pieces of furniture that should be rearranged, rooms that need new paint, carpet needing to be changed, fixtures that need shining, and any other improvement that can quickly be made to positively influence the sale.
Working together, we'll make sure your home has mass appeal and that it's welcoming, steering clear of "loud" or "too-bright" hues on the walls and furniture. And if none of your belongings are there, you can try borrowing furnishings. You want your house to look inviting as opposed to barren.

Setting the Stage
At your Open House, we're doing well if we're engaging the buyer's senses. To eliminate shadows a mood changer and we'll part the curtains, and add lighting where needed to show off your house. We'll enhance the ambiance with enjoyable music playing softly and assure a pleasant fragrance circulates from every area. We'll add cozy-looking throws, and place pillows on your chairs and bedding. Buyers should feel like your home is their future home. |
